0.0 Definitions ~ a) Property Angels International is the Company b) BMV Property Investment Deals is the trading style of Property Angels International c) An individual or group of individuals who engage the Company to source property is the Client d) Any individual company organisation association or their agent introduced by the Company is an Associate e) www.bmvpropertyinvestmentdeals.co.uk is the Website 1.0 Entirety ~ this is the entire agreement between the Company and the Client and replaces all previous issues 2.0 Disclosure ~ the Client agrees to fully disclose all relevant information that may materially influence the success of a property transaction and should a property transaction fail because of undisclosed information the Client shall pay the Broker Fee 3.0 Property Description ~ all property particulars illustrated within the Website are presented as general guidelines only and do not constitute nor form part of an offer or contract 4.0 Confidentiality ~ the Company will treat all information received from the Client as private and confidential and 4.1 Only disclose it to others in the course of a property transaction 4.2 The Client may have access to their personal data stored by the Company at any reasonable time following written request 5.0 Associates ~ the Company may introduce the Client to others in the course of a property transaction including property agents solicitors lenders mortgage brokers and letting agents whose terms of business shall apply to their recommendations and advice and the Company assumes no liability whatsoever 6.0 Circumvention ~ the Client or their nominated agent shall not circumvent the Company directly or indirectly to approach the seller or their agent to complete any property transaction presented by the Company and in breach of this condition the Client shall pay the Broker Fee 7.0 Reservation ~ a fee of £250:00 or currency equivalent is payable by the Client to reserve a property which 7.1 Is transferable to another property should a reserved property fail to complete 7.2 Is refundable if another property is not to be reserved 7.3 Does not attract any interest whilst held by the Company 8.0 Broker Fee ~ is illustrated within the Website and applies unless otherwise agreed in writing by a partner of the Company and falls due at mortgage offer and 8.1 Is payable within 7-days of invoice date 8.2 Is payable in full should the Client withdraw following the mortgage offer 8.3 Interest will be applied after 30-days on any unpaid invoice at the Bank of England Base Rate plus 0.01% per day backdated to invoice date 9.0 Tax ~ it is the sole responsibility of the Client to obtain qualified tax advice and settle all appropriate taxes 10.0 Disclaimer ~ the Company accepts no liability whatsoever 10.1 For any investment decision made by the Client on the basis of or arising out of or in any way related to the use of information presented by the Company 10.2 For any refund guarantee that may be provided by an Associate 11.0 The Company ~ provides an Internet portal for the marketing of property only and is not 11.1 Regulated by a financial services authority 11.2 A licensed investment advisor 11.3 A licensed estate agent 12.0 Force Majeure ~ this agreement and any dispute or claim arising out of or in connection with it or its subject matter shall be governed by and construed in accordance with the laws of the country where the property is situated UD130608 (210710)
