Net Price Purchase means you will only need to arrange your deposit on the discounted price of the property so saving money.  You will need to demonstrate to the lender you have adequate funds and your mortgage broker will advise you on the most appropriate method(s) of financing. 

You may instruct your own buying solicitor or use the Conveyance quote facility found under MORE DETAILS>Investor Tools on the website.  

Purchasing a Below Market Value property is little different from purchasing Open Market Value property but you are saving a considerable amount of money.

Reserve your chosen property anytime, 24/7, by logging into the website and clicking MORE DETAILS.

Under Investor Tools is a RESERVE button (if it says REGISTER, you are not logged-in). Click RESERVE and answer the initial page about you, accept terms of business and pay the reservation fee. See   TOB 010711 section 8.0 for conditions of refund.

You will receive confirmation of your reservation by email together with a down-load personal data capture form to be completed/return on screen within 12-hours or the listing agent may not hold the reservation.

The property listing agent will contact you to confirm reservation.

If viewing is required it must be performed within 48-hours of reservation.

Your mortgage broker will undertake a Decision in Principle with a suitable lender and, following agreement, will submit a full mortgage application. There is usually a lender submission fee together with a survey fee.

Valuation ~ Our website estimates every listing at/near Open Market Value as if key-ready thus, 'following refurbishment' in the case of work required. 

This practice takes into account similar key-ready property in the same area and means our illustration reflects a more realistic Below Market Value (BMV) discount from the true Open Market Value (OMV) in key-ready condition.

Survey ~ Though you are buying a property with an Open Market Value significantly higher than the price you are paying, the lender (for Net Price Purchase, Below Market Value property) will assume at/near purchase price for loan-to-value purposes and may offer a loan up to 85% of this figure. This current lender practice rarely reflects the true market value of the property being purchased, which you will have verified under the *Due Diligence links provided via the website.

Following offer of mortgage, the seller’s solicitor will liaise with your solicitor to commence contracts.

Completion is expected within 8-12 weeks.
