Welcome to the second of two parts concerning, Getting The Best Out Of www.bmvpropertyinvestmentdeals.co.uk If you did not receive PART ONE setting out a brief history of UK property acquisition, including the birth of the Buy-to-Let market and where it is today, you can view it on our blog (see website). In PART TWO, we show you how to get the best out of our website to help you capture your BMV opportunities quickly. HINT 1: As most of our deals are 'Reserved' within the first hour of listing, active investors need to be very quick off the mark (see 'SMX TEXT ALERT' below). So, to the portal, www.bmvpropertyinvestmentdeals.co.uk When you open our website, you will enter a Home Page that opens with 'Latest Deals'. REGISTRATION The TOP RIGHT corner of the screen is where you need to 'Register', if you are a first time user OR 'Login' once registered. This allows 100% functionality, adding many useful aids to managing your BMV Property Investment Deals portfolio including saving selected property to 'Favourite Properties' (see 'Use Menu' towards top/right of the screen). Registration is free of charge and you will need to enter your preferred 'Username' plus set a 'Password' for the first time (thereafter to 'Login' using the same details). For security, we will email you an acknolwedgement, that you must confirm to activate your access to the site. HINT 2: You must activate your registration or you will not have access to the full services of the website including property 'Reservation'. Beneath the 'Register/Login' panels you with see the word 'Subscribe'. This allows you to choose what Property Alert emails you wish to receive including property listings for the UK, Cyprus, Spain (France and Portugal are under development). You may also subscribe to our regular bulletin, 'Market Watch', and when our research reveals something we feel investors ought to know about, we shall tell you, also by email alert. Previous MW's are retained on the site for retrieval at any time (see right side of screen). SMS TEXT ALERT Our exceptional deals mean most new listings are 'Reserved' often within minutes of listing. We know it can be very frustrating for everyone when a property wanted goes to someone else before you have had chance to consider it. For this purpose we have developed 'SMS TEXT ALERT', an additional mobile phone alert to the normal email alerts to your PC giving all active investors equal opportunity for first alert. HINT 3: You must 'Register' to you have the option to activate 'SMX TEXT ALERT'. See the lower right side of the screen and click on 'more details', following the instructions on screen to activate. PERSONAL DATA CAPTURE To ensure you do not miss out on desirable opportunities due to administrative delay we recommend your personal data is always kept with us on file for us to communicate to the lender as quickly as possible. To do this we ask you to complete and return a 'Personal Data Capture' form (even though you may not have a desirable property in mind yet). We shall send you a copy of the data capture form following registration. LOGIN When you 'Login' (at the top of the screen under the banner title, BMV Property Investment Deals), you will see 5 option tabs (use these tabs or the back/forward keys at the top/left of the screen to navigate the site). The tabs are: HOME; UK PROPERTY; INTERNATIONAL PROPERTY; ABOUT US; and, LATEST NEWS. HOME The 'Home' page opens with our 'Latest Deals' but, to maintain a feel for the market, we recommend you always enter UK PROPERTY; INTERNATIONAL PROPERTY to view all there is, thus: UK PROPERTY; INTERNATIONAL PROPERTY Both section menus are laid out similarly and include 'Browse All Deals' as the lead option. 'Browse All Deals' lists all property, irrespective of status. Other targetted options under these tabs allow you to refine your search if desired. The 'INTERNATIONAL PROPERTY' section also separates properties into country, currently: Cyprus, Spain, (France and Portugal under development). All key functions throughout the site are the same (see below). After you 'Login', we recommend you begin your search with, 'Browse All Deals' in your country of choice to see what is currently available, what has been reserved and, what is sold. In this manner, you will always have a feel for current market opportunities. COLOURED STATUS SASH Each deal carries a coloured status sash. New deals carry a green sash with the words, 'CALL NOW'. Together with the published picture(s), each property details financial bullet points to the deal. Green ticks also draw your attention to attractive features to that particular deal i.e. cashback; deposit paid; letting managed option; ready tenanted etc. Each individual property listed has a BIG BLUE BUTTON labeled 'More Details'. Clicking 'More Details', opens three additional sections, dedicated to that particular property. They are: 'Key Features'; 'Financial Breakdown & Particulars'; and, 'Investor Tools'. KEY FEATURES Includes a free-text description including comment on local amenities and facilities such as shops, recreation centres, motorway links, train station, bus route, hospital, schools et cetera. FINANCIAL BREAKDOWN & PARTICULARS 'Financial Breakdown', illustrates the costs and benefits of that deal including mortgage repayments; target rental income; and, fees. 'Particulars', offers more information about the property i.e. postcode, type, number of bedrooms etc. A YELLOW banner tells you your total up-front cash investment and the day-one equity you will enjoy. Remember, to deduct any 'Cashback' if offered, to reveal your real costs.
The RED banner reminds you that a combined income of £25,000pa is required for mortgage applicants (i.e. does not apply to cash investors). INVESTOR TOOLS The BIG GREEN BUTTON labeled 'RESERVE' allows you to immediately 'Reserve' a property online (see below). If it still says, 'REGISTER', you have either not registered for the first time or forgotten to 'Login' (see 'REGISTRATION' above)! HINT 4: If you want the property and do not 'Reserve', you stand a chance of losing it! Click on any of the shared links listed to access additional information portals giving you a good overview of where the property is located and what the nearby facilities are (new links to offer you 'Personal Credit Scoring', 'Letting Agents', 'Foreign Exchange & Mortgages' are being developed). Currently you have acces to ... 'VIEW A MAP OF THE LOCAL AREA' Taking you to Google Map you will see local roads, motorway links, rail stations, together with parks and golf clubs et cetera. You can zoom out and in to get a larger overview or more detailed picture of the locality. 'CHECK LOCAL INFORMATION' Taking you to Up My Street with information about schools, council facilities, house prices, rents and much more. 'RESERVE THE PROPERTY' Click the BIG GREEN BUTTON labeled 'RESERVE' to place a 'Priority Reservation' and give your details (if it still says, 'REGISTER', you need to click it and register for the first time OR 'Login' (see TOP/RIGHT of screen)). Clicking on 'RESERVE' changes the green 'CALL NOW' sash to an orange 'RESERVED' sash taking the property temporarily off the market whilst your details are processed and a Decision in Principle sought by the lender. You will need to read and accept our terms of business to continue. A Reservation Fee of £250 (or currency equivalent) is required to proceed and can be paid by card or PayPal. This fee is transferable or refundable should that property fail to complete. When your property transaction completes, the sash changes colour to red stating, 'SOLD'. ABOUT US Provides an overview of: 'How It Works', 'Testimonials' and, 'Contact Us' . We recommend you read 'How It Works' to understand the simple but important process we adopt to assist you to buy BMV property. LATEST NEWS Lets you know what's going on in the market and allows you to have your say too via a 'Blog'.
